Following four new launches last year, Third Space is accelerating its expansion with a new location on London’s Oxford Street and by acquiring The Whiteley.
The upscale operator, which already boasts 13 clubs throughout the capital, is growing steadily with backing from KSL.
The latest announcement is for the Elephant Building on Oxford Street, the former site of House of Fraser. This iconic Art Deco structure is currently undergoing a £132 million transformation into a 250,000‑square‑foot mixed-use development featuring office space, retail outlets, and a rooftop restaurant offering panoramic 360‑degree views.
At this location, Third Space will create the largest health club in the West End, spanning 30,000 square feet of premium facilities. The club will feature a vast gym floor, a wet spa and dedicated studios that will host over 200 classes each week.
Publica Properties, the landlord, is expected to hand over the property by mid‑2026, with the club set to open in 2027.

Waggett also highlighted the appeal of the site, noting: 'Oxford Street, west of Oxford Circus, is being dramatically re‑positioned with multiple large office developments – including the former House of Fraser and Debenhams – which will enhance an already strong catchment area. The space itself is remarkable, with high ceilings, ample natural light and charming period features. Overall, it’s a fantastic opportunity to build a standout club in a continually evolving area.'
In addition, Third Space has taken the keys for The Whiteley – an iconic former department store being transformed into a mixed‑use development with a total investment of £1 billion. This club will span 34,000 square feet over three floors and is slated to open either late this year or early 2026, conveniently located next to the new Six Senses Whiteley.
Meanwhile, the Mayfair extension, which has doubled its training space, is set to launch in early April.
